Discuss monthly support

Unused support does not roll over. Work from outside providers and pre-approved expenses are separate. Fees are not refunded once the service period begins, except as required by law or stated in the signed agreement.

What needs separate help

Licensed drawings, reports, legal work, lending, brokerage, and construction.

Surveying, engineering, architecture, soil and environmental work, appraisals, legal or tax advice, loans, brokerage, fundraising, local filings, permits, purchasing, construction management, and full project management need separate agreements with the right providers.

Who makes the final decision?+

You do. UPP gives you clear choices and recommendations, but the owner makes every final business, legal, funding, design, approval, and building decision.

Does the service guarantee funding, approval, value, or profit?+

No. Property work always carries uncertainty. We help you make a better-informed decision, but we cannot promise funding, approval, value, sales, partner performance, or profit.

Are surveyors, engineers, architects, attorneys, and other specialists included?+

No. Those providers have their own work and fees. UPP can help explain what is needed, find possible resources, and keep the work connected.

Does unused monthly time roll over?+

No. The fee reserves access to UPP’s team and judgment. It is not an hourly bank or a promise of a set number of meetings, documents, or introductions.

How do renewals work?+

Monthly service renews month to month. Quarterly service renews for successive three-month periods. Either party may stop renewal with at least 15 days’ written notice before the next billing date.
