What to check locally before adding triplexes or quadplexes to a home plan

Ask what is allowed by right

Start with the exact parcel and written local rules. Find out whether a triplex or quadplex is allowed without a special hearing, allowed only under certain conditions, or not allowed under the current district. Confirm density, lot size, setbacks, height, parking, and open-space rules.

Check the systems that serve the homes

Added homes can change water, sewer, septic, stormwater, fire access, trash, electric, and road needs. A plan that appears to fit on paper may not work until those systems can serve it at a reasonable cost.

Understand who decides

Some plans can be reviewed by staff. Others need a board, commission, council, or public hearing. Learn the steps, timing, required drawings, neighbor concerns, and appeal risk before making a promise to a partner, lender, buyer, or resident.
