Triplex or quadplex: which small rental building belongs in the plan?

The extra home matters, but so do parking, access, utilities, building scale, rent, cost, and neighborhood fit.

Do not compare home count alone

A quadplex has one more home than a triplex, but the useful comparison is wider. Review the building size, parking spaces, driveway layout, service capacity, fire access, rent, building cost, loan terms, management, and the way the building meets the street.

Place matters inside the property

A small multi-home building may work best near the entrance, a shared green, a neighborhood center, or another place where added activity feels natural. It may work poorly on a narrow internal lot or where parking dominates the view. Test placement before deciding how many buildings to include.

Confirm the local path

A triplex or quadplex may be treated differently from a single-family home under local rules, building codes, utility policies, and lending standards. Verify the exact property and building plan before treating either option as allowed or financially workable.
